Royalton Is Bringing a New All-Inclusive to Cancun With Multi-Bed Suites, Swim-Out Rooms, and an Oceanfront Rooftop Pool

Reservations have opened for one of Cancun’s biggest all-inclusive debuts of 2027, giving you an early chance to reserve a stay at a new 376-suite resort coming to the Hotel Zone next spring.
Royalton Vessence Cancun, An Autograph Collection All-Inclusive Resort is scheduled to welcome its first guests on March 1, 2027, bringing Royalton Hotels & Resorts’ newer Vessence brand to Mexico after its debut in Barbados in June.
The opening gives Cancun another major resort arrival at a time when the destination continues to add new all-inclusive options across its hotel corridor. Royalton Vessence Cancun is taking a particularly strong approach to group trips, with a new room category featuring actual full-size mattresses for additional sleepers, a high number of connecting-room options, and butler service included with the category.
You’ll also find seven restaurants, five bars, an oceanfront rooftop pool, swim-out suites, The Royal Spa, 24-hour room service, and beachfront cabanas at the new property.
Reservations Are Open Now for March 2027
Royalton has begun taking reservations ahead of the March 1 opening, giving travelers more than six months to plan spring and summer trips to the resort.
The property will be part of Autograph Collection, Marriott International’s portfolio of independently branded hotels, while operating under Royalton’s all-inclusive model.
Royalton Vessence Cancun will be the second resort under the Vessence name following the brand’s introduction in Barbados. Cancun brings the concept into one of the Caribbean region’s busiest resort markets, with a property aimed at couples, families, groups of friends, and multigenerational parties.
The location is in Cancun’s Hotel Zone, about 20 minutes from Cancun International Airport, according to Royalton. The short transfer places the resort within the main tourism district and close to the restaurants, shopping, nightlife, and excursions associated with the Hotel Zone.
Royalton is also adding Mexican elements throughout the guest experience. Rooms will include a locally produced welcome spirit, while the programming is expected to include art workshops, cooking classes, and wine and spirits tastings.
What Are Royalton’s New Multi Bed Suites?
The most interesting accommodation news may be inside the resort’s Multi Bed Suites, a new category designed for people traveling together who want more usable sleeping capacity.
Royalton is replacing the conventional supplementary sofa bed with two full-size Royalton DreamBed mattressesincorporated into a Murphy-bed design.
When the beds are in use, additional members of your party get proper mattresses rather than pullout couches. During the rest of your stay, the beds can be stored away, leaving more room available inside the suite.
The concept could have particular appeal in Cancun, where a single vacation can include parents, children, grandparents, siblings, and groups of friends sharing several rooms.
Multi Bed Suites will also be the only accommodation category at Royalton Vessence Cancun to include Royalton’s Butler Service.
Connecting accommodations will be available in significant numbers for travelers reserving the category. Parents traveling with older children, extended families, and groups seeking nearby rooms should have more options for keeping everyone close.
The larger sleeping capacity also gives groups another way to compare total trip costs when deciding between several standard rooms and a smaller number of higher-capacity suites.
There Will Be 376 Suites, Including Swim-Out Options
Royalton Vessence Cancun will open with 376 suites, giving the resort enough variety to serve couples as well as larger parties.
Among the choices will be swim-out suites, a popular room category across Cancun and the Riviera Maya that gives you direct entry to a pool from your terrace area.
The Multi Bed Suites add another option for family and group vacations, while connecting accommodations can extend the room plan across several suites.
The room program follows a wider trend across Caribbean and Mexican resorts toward accommodations intended for families and friends who want to stay near one another. Here, Royalton is addressing one of the most practical parts of group travel: where everyone actually sleeps.
A pair of full-size DreamBed mattresses changes the equation considerably if you are traveling with teenagers, adult relatives, or friends who would rather have dedicated beds than a conventional sofa bed.
The Rooftop Will Be One of the Resort’s Main Gathering Places
One of the resort’s headline features will be an oceanfront rooftop with its own pool, cocktails, and elevated views across the Caribbean.
The rooftop gives the property a separate pool experience above the resort’s beachfront areas and adds another place for cocktails beyond the five bars planned across the property.
You’ll also have oceanfront pools and beachfront pool cabanas closer to the sand.
Cancun has increasingly embraced rooftops across both hotels and restaurants, particularly in the Hotel Zone, where upper floors can provide long views across the Caribbean on one side and Nichupté Lagoon on the other.
Royalton has identified its rooftop as a signature part of the new resort, making it one of the features worth watching as more details emerge before opening.
Seven Restaurants and Five Bars Are Planned
Food will be a substantial part of the new resort, with seven restaurants and five bars planned across Royalton Vessence Cancun.
Royalton says the restaurant program will include both international cooking and Mexican flavors. The company has not yet released the complete restaurant roster or individual venue names, leaving an important part of the resort story still to come before March.
Twenty-four-hour room service will give you another option between restaurant visits, particularly useful after a late arrival or during a pool-focused day at the resort.
The rooftop will add handcrafted cocktails to the beverage program, while wine and spirits tastings will appear among the resort’s scheduled activities.
Mexico-focused cooking classes will provide another connection to local food traditions during the week.
The Royal Spa and Moddo Fitness Are Coming to Cancun
Wellness facilities will include The Royal Spa along with Moddo Fitness by Royalton FIT.
Royalton has also confirmed non-motorized watersports and a broader activity program. More specific details on individual fitness classes, spa treatments, and recreation programming are expected closer to opening.
The resort is positioning the spa, fitness component, workshops, tastings, pools, and beach activities as parts of a stay in which you can choose how full you want your vacation calendar to be.
You could spend most of a trip between a swim-out suite, the beachfront cabanas, the pools, and the rooftop, then add individual classes or activities across the week.
Why Cancun Is a Major Test for the Vessence Brand
Cancun will give Royalton Vessence a very different stage from Barbados.
The Hotel Zone is one of the Caribbean basin’s most competitive resort districts, with a long roster of all-inclusive brands operating along its beaches. New properties have to compete for family trips, couples vacations, destination weddings, group travel, and loyalty-program members looking to redeem or earn points.
Royalton arrives with an existing customer base in Mexico and the wider Caribbean, while the Autograph Collection affiliation adds another avenue for Marriott Bonvoy members considering an all-inclusive Cancun trip.
The Multi Bed Suites give the property a feature with immediate practical value. Extra sleeping capacity is easy to understand when you are comparing rooms online, particularly if your party includes more than two adults or several children.
Butler service attached specifically to those suites provides another point of distinction within the resort’s room categories.
You’re About 20 Minutes From Cancun International Airport
One of Cancun’s enduring advantages is the relative simplicity of getting from an international flight to the Hotel Zone.
Royalton says the new resort is approximately 20 minutes from Cancun International Airport, depending on traffic. Cancun has nonstop service from a long list of cities in the United States, Canada, Latin America, and Europe, making shorter resort stays practical as well as traditional weeklong vacations.
Once you arrive, the Hotel Zone puts restaurants, shopping centers, nightlife, marinas, golf, and excursion operators within the main tourism corridor.
You can also use the resort as a base for trips farther south into the Riviera Maya or for excursions to Isla Mujeres, although a property with 12 restaurant-and-bar venues, multiple pools, a rooftop, a spa, and a full activity calendar may keep plenty of your vacation inside the resort.
What We Still Want to Know Before the Opening
There are still several important details Royalton has yet to release.
The company has not provided the names and concepts for all seven restaurants and five bars, a complete list of suite categories, detailed information on the spa treatment menu, or the full activity calendar.
More information about the rooftop, including hours and any age policies, will also be useful for travelers deciding where the property fits within a Cancun vacation.
Room rates will become another piece of the picture as inventory expands across different travel dates and categories.

Cancun Has Another Big 2027 Resort Opening on the Calendar
The important date is now fixed: March 1, 2027.
Royalton Vessence Cancun will enter the Hotel Zone with a room concept aimed directly at one of the recurring challenges of family and group vacations: giving everyone a real bed while keeping the party close together.
The resort adds plenty beyond the rooms, from the rooftop pool and beachfront cabanas to seven restaurants, five bars, swim-out suites, spa treatments, fitness programming, cooking classes, and tastings.
And reservations are already open, months before the first guests are scheduled to arrive in Cancun.
What It Costs
An entry-level room starts at about $468 per night, which gets you a luxury room with two queen beds. For a swim-out junior suite with two queen beds, the rate rises to $609 per night.
