How to Live at This Turks and Caicos Resort Right Now

The Kokomo Botanical Resort is one of our favorite getaways in TCI.

It’s been one of the hottest real estate markets in the Caribbean in the last half-decade: the Turks and Caicos Islands, which isn’t just a sought-after getaway but a still-booming home-buying destination. 

Real estate interest, centered in Providenicales, has never been higher, with buyers attracted to the security and confidence of the British Overseas Territory, its spectacular beaches and its sophisticated but easygoing vibe. 

That’s borne out in the numbers: the average sales price in Turks and Caicos is 75 percent higher than it was between 2017 and 2020, with $693.5 million in total sales volume in TCI last year — and an average sales price of $1.57 million, according to a recent report.

But there are some unique opportunities in Provo that we’ve discovered, including the newest offering at the Kokomo Botanical Resort. 

The property, where we recently stayed and thoroughly enjoyed it, is actually a residential resort, with a collection of private family-friendly cottages on offer. 

All of the cottages come with state-of-the-art kitchens.

The best part? They start at $500,000 for two-bedroom cottages with full kitchens and amenities, and of course access to the resort itself, from its Balinese spa to its sparkling pool and world-class restaurant. 

All of the cottages have two bedrooms and marble showers and covered patios. There’s a range of options, from the classic family Caribbean cottages to the Ultra Lux Caribbean Cottage, with the latter including sunken showers and wine fridges, among other touches.

Resort furniture, fixtures and equipment are actually included in the transaction, Caribbean Journal has learned. The property, probably the most lush setting on the island, is just a three minute drive to Grace Bay Beach.

So what else do you need to know? There’s an eight percent stamp duty (in lieu of property taxes), a 1 percent legal fee and no other closing costs. 

For Jason Hunt, CMO at Kokomo, it’s not about “owning a piece of paradise,” it’s about the lifestyle, he told Caribbean Journal. 

“It’s about embracing a lifestyle that prioritizes longevity, relaxation, and balance,” he said. It’s a place where “health and prosperity come together.”
