New Beachfront Condominium Resort Coming to Bermuda

A new resort project is coming to Bermuda.

A planning application has been submitted for the Bermudiana Beach Resort in Bermuda, the proposed redevelopment of the island’s South Shore development.

Region-wide design firm OBM has submitted plans accompanying the application for the project, which would be the island’s first beachfront condominium resort.

The plans include 70 apartments of two and three bedrooms for outright sale, but “reconfigured to provide up to 104 guest suites for maximum rental income,” according to the project.

The remaining eight existing apartments at the project will be redesigned to “provide resort leisure facilities and support areas.”

The project is also slated to include a restaurant, a bar, a full service spa, guest concierge and reception, two pools and elevator access to the beach club below the resort.

Owner occupation of the units will be limited to a maximum of 91 days per year, according to MacLellan & Associates, a Caribbean-based hospitality, tourism and leisure consultancy firm which is spearheading the project.

“The Bermudiana is Bermuda’s first condo resort – a development model highly appropriate for the island’s current drive towards renewed growth in its hotel stock,” Robert MacLellan, managing director of MacLellan & Associates, told Caribbean Journal. “With Bermuda’s two hour flight times from all the major gateway cities on the U S East Coast and the high level of return visitors, The Bermudiana is a unique opportunity for lovers of the destination to  purchase a convenient beachfront vacation home which is combined with a potential income stream.”

The company has been working with a local team to complete the due diligence process.

“Representatives from MacLellan & Associates have met with local banks; lawyers; insurance companies; engineers and service providers,” said Barrett Dill, general manager of the Bermuda Housing Corporation. “Potential hotel management companies have also toured the property.”
