Playa del Carmen Is Getting 3 New Marriott All-Inclusive Resorts — 676 Rooms, an Adults-Only Rooftop Hotel, and a 2027 Debut

Marritot is expanding its all-inclusive footprint in Playa del Carmen.

Marriott is bringing three existing Playa del Carmen resorts into the Tribute Portfolio, from a Playacar beachfront retreat to an adults-only Fifth Avenue hotel, with 676 rooms joining the company’s growing all-inclusive pipeline.

The Reef Playacar Beachfront Resort & Spa, The Reef 28 Adults-Only Luxury Hotel & Spa and The Reef Coco Beachfront Resort & Spa are becoming Marriott all-inclusives, a three-resort conversion that will give the Tribute Portfolio Hotels its first presence in Playa del Carmen.

The three properties are expected to join Marriott International in 2027, following renovations scheduled to begin in late 2026, adding 676 rooms to Marriott’s growing all-inclusive pipeline in Mexico.

This is more than another addition to Marriott’s resort map. The company is taking an established Playa del Carmen hotel collection — beachfront, adults-only urban and classic resort — and putting all three into the Marriott Bonvoy ecosystem while keeping them as individual hotels.

That gives Marriott an immediate collection of all-inclusive options aimed at distinctly different kinds of vacations in the Mexican Caribbean.

Three Resorts, Three Different Playa del Carmen Trips

The variety of the three Reef resorts is the central piece of the deal.

The Reef Playacar is the traditional beach resort of the group, with 198 rooms in two-story villa-style buildings inside Playacar, the resort community just south of central Playa del Carmen. It has two pools, a beach club, a spa and wellness center and several dining options.

Then there’s The Reef 28, the outlier in the collection and perhaps the most intriguing addition to the Tribute Portfolio.

It’s an adults-only, all-suite hotel with 120 accommodations, located close to Playa del Carmen’s Fifth Avenue rather than inside one of the destination’s larger resort compounds. The rooftop includes a pool, restaurant and bar with views toward the Caribbean.

Caribbean Journal covered The Reef 28 when the adults-only hotel debuted, part of a generation of smaller properties that brought a different kind of all-inclusive stay into downtown Playa del Carmen.

The third resort, The Reef Coco Beach, is a beachfront property within walking distance of central Playa del Carmen.

It currently has 198 rooms, but Marriott and The Reef say an expansion planned for early 2028 will increase the resort to 358 rooms.

When that project is completed, plans call for five dining venues, beach and poolside service, an outdoor pool, a spa and a fitness center.

Why Marriott Is Making the Move Now

The Mexican Caribbean has become one of the most active destinations for the global hotel industry’s expansion into all-inclusive travel.

Companies that once concentrated primarily on traditional European-plan hotels are building, converting and branding all-inclusive properties across Cancun, the Riviera Maya and the wider Caribbean.

Marriott has been one of the most active global companies in that expansion.

Caribbean Journal has been tracking the company’s growth in the category, including Marriott’s Riviera Maya all-inclusive expansion and its transformation of the former Zoëtry Paraiso de la Bonita into a Luxury Collection all-inclusive.

That property subsequently opened as part of Marriott’s luxury all-inclusive portfolio, another example of the company taking an established Mexican Caribbean hotel and bringing it under one of its brands. Caribbean Journal covered the opening of Paraiso de la Bonita here.

The Reef agreement takes that approach farther.

Instead of adding a single resort, Marriott gets three Playa del Carmen properties at once, with three addresses and three noticeably different vacation experiences.

It also expands Tribute’s role in the all-inclusive category. Tribute is designed around independently styled hotels, giving Marriott a brand that can accommodate the differences among the three Reef properties rather than converting them into identical resorts.

That distinction is useful in Playa del Carmen, where staying in Playacar can feel very different from booking a hotel beside Fifth Avenue or choosing a beachfront property closer to downtown.

The Adults-Only Hotel Is the One to Watch

The Reef 28 could become the most distinctive of the three Marriott additions because it doesn’t follow the familiar Riviera Maya all-inclusive formula.

It’s a 120-suite adults-only hotel close to the restaurants, bars and shops of central Playa del Carmen, with a rooftop pool, restaurant and bar.

That gives Marriott an all-inclusive product for visitors who want the city to be a major part of the vacation rather than spending the entire trip inside a larger resort complex.

It also gives Tribute Portfolio an all-inclusive hotel that is markedly different from many of the big beachfront resorts farther north and south along the Riviera Maya.

The property debuted in 2018, according to Caribbean Journal’s reporting at the time.

Playacar Gives Marriott the Classic Beach Resort

Reef Playacar is closer to the traditional picture of an all-inclusive vacation in the Mexican Caribbean.

The 198-room resort is directly on the beach in Playacar, with accommodations distributed among smaller villa-style buildings.

The location puts guests close to Playa del Carmen while keeping the experience within the Playacar resort community.

That area has remained one of the destination’s core hotel districts even as development has continued farther along the Riviera Maya.

It’s also part of a corridor that continues to attract major international hotel brands. Newer entries including Kimpton Tres Rios have added another branded all-inclusive option to the Riviera Maya.

Reef Coco Beach Is Getting Much Bigger

The biggest physical change in the Reef-Marriott agreement will come at Coco Beach.

The property has 198 rooms today, according to the companies, with the planned expansion taking the total to 358 in early 2028.

That is an increase of 160 rooms, significantly expanding the resort’s capacity near central Playa del Carmen.

The three resorts are also expected to have combined meetings and events capacity for approximately 900 attendees.

That points to a broader strategy behind the conversions, with Marriott able to market the resorts not only for leisure vacations but also for weddings, meetings and group stays through its global distribution network.

A Big New Bonvoy Option in Playa del Carmen

The other major change is loyalty.

All three resorts are expected to participate in Marriott Bonvoy, giving members another way to use and earn points on an all-inclusive stay in the Mexican Caribbean.

Marriott says Bonvoy has more than 295 million members worldwide, giving the three Reef properties access to a much larger global customer base once their conversions are completed.

The company says Tribute Portfolio currently has 10 properties totaling 1,350 rooms across eight countries and territories in the Caribbean and Latin America, with the brand expected to double its regional footprint by 2027.

The Reef deal puts Playa del Carmen directly into that expansion.

Which One Is Right for You?

Reef Playacar is the obvious choice if the priority is a classic beachfront all-inclusive vacation, particularly for guests who like the location and resort environment of Playacar.

Reef 28 is the more unusual option, with its adults-only format, 120 suites and location close to Fifth Avenue making it better suited to a trip that includes plenty of time in Playa del Carmen itself.

Reef Coco Beach sits between those two experiences, combining a beachfront location with relatively easy access to central Playa del Carmen.

Its planned expansion to 358 rooms will also make it the largest of the three once the project is completed.

All three will ultimately have something they have never had before: Marriott Bonvoy.

When the conversions are completed in 2027, Marriott won’t be arriving in Playa del Carmen with one new Tribute Portfolio all-inclusive. It will have three different ways to stay in one of the Mexican Caribbean’s signature destinations.
