The Riviera Maya Is Getting the First-Ever Park Hyatt All-Inclusive Resort, With 148 Rooms, Private Pools and a Jan. 8 Opening

The Park Hyatt Riviera Maya is opening Jan. 8 on Mexico’s Caribbean coast, bringing 148 rooms and suites, seven restaurant and bar concepts and a new ultra-luxury all-inclusive option to the Riviera Maya.

The Park Hyatt Riviera Maya now has an opening date: Jan. 8, 2027. The new all-inclusive resort between Cancun and Puerto Morelos will have 148 rooms and suites, including private-pool accommodations and a 2,300-square-foot penthouse.

It will also have seven restaurant and bar concepts, a beachfront pool with private cabanas and a full-service spa. Hyatt is already accepting reservations for the property, setting up one of the Riviera Maya’s most anticipated hotel debuts for the heart of the winter season.

The opening date is earlier than the Feb. 15 debut we previously reported, giving the Mexican Caribbean another major resort opening near the beginning of the peak winter travel period.

It’s also a notable expansion for Park Hyatt. The Riviera Maya property will bring the ultra-luxury brand into the all-inclusive category, pairing the Park Hyatt experience with a resort where food, drinks and much of the on-property experience are included in the stay.

A New Kind of Park Hyatt

The resort is set within AMAI, a private enclave surrounded by mangroves and tropical vegetation along Mexico’s Caribbean coast. The setting puts it close to Puerto Morelos, while keeping Cancun International Airport within straightforward reach.

The idea is to combine the traditional Park Hyatt experience with the growing luxury all-inclusive market. Contemporary Mexican design, regional artisan work and curated art will be incorporated throughout the property.

The location also gives the resort a different feel from the larger hotel zones farther north and south. Puerto Morelos remains one of the quieter pockets of the Mexican Caribbean, with a small-town center, a fishing tradition and one of the region’s most important reef systems just offshore.

The Rooms

There will be 148 guestrooms and suites, with a strong emphasis on larger accommodations and private outdoor space. Select categories will have their own plunge pools or private pools, including ocean-view options.

The largest accommodation will be a 2,300-square-foot penthouse, giving the resort a top room category aimed squarely at the high end of the Riviera Maya market.

Private balconies, soaking tubs and outdoor living areas will also feature across several room and suite categories. The combination gives Park Hyatt a relatively intimate footprint compared with many of the larger all-inclusive resorts along the Mexican Caribbean.

Seven Restaurants and Bars

Food will be a major part of the experience, with seven restaurant and bar concepts planned across the resort.

One of them is IK’AL, a beachfront restaurant centered on seafood, local ingredients and Yucatecan flavors. Tropical cocktails and wines by the glass will complement a menu built around the Caribbean setting.

The broader food program will include Mexican cooking and international influences, with an emphasis on à la carte restaurants rather than a traditional buffet-first all-inclusive experience.

There will also be a coffee concept focused on Mexican beans and The Botanist, a cocktail bar. Premium spirits and a sommelier-led wine program are also expected to be part of the resort experience.

It’s an approach that reflects how quickly the upper end of the all-inclusive market has changed. Restaurant variety, strong cocktail programs and more ambitious room categories have become increasingly important as luxury hotel brands enter the category.

Private Pools and a Beachfront Pool

Water will be central to the property, both inside the accommodations and across the resort.

Beyond the private-pool rooms and suites, Park Hyatt Riviera Maya will have a large beachfront pool with private cabanas and multiple outdoor lounging areas facing the Caribbean.

The resort’s current imagery shows broad pool terraces leading toward the beach, along with smaller outdoor spaces designed around the surrounding mangroves and tropical vegetation.

There will also be Nayade Spa & Wellness, with treatment rooms and an open-air spa garden, along with a full fitness center.

Golf will be available nearby through preferred privileges at El Tinto Golf Course, adding another option beyond the resort itself.

The Puerto Morelos Setting

The location between Cancun and Puerto Morelos makes the resort useful if you want a Mexican Caribbean stay that still feels connected to the region beyond the property.

The National Reef Park of Puerto Morelos is just over seven miles away, putting snorkeling and diving within an easy excursion from the hotel.

The Tulum Archaeological Zone is about 64 miles away, while the inland city of Valladolid is roughly 90 miles from the resort.

That gives you several directions to take a day trip: reef excursions near Puerto Morelos, archaeological sites farther south or inland Yucatan towns and cenotes.

What the Jan. 8 Opening Means

The Jan. 8 opening puts Park Hyatt Riviera Maya into the heart of the winter travel season, when Cancun and the Riviera Maya typically see some of their strongest demand from the United States and Canada.

It also gives Hyatt another major luxury opening in a part of Mexico where the company already has a substantial resort presence across several brands.

The bigger story, though, is Park Hyatt itself. The brand has traditionally been associated with luxury city hotels and destination resorts operating under a conventional hotel model.

Riviera Maya will take that experience into all-inclusive travel, with 148 rooms, private-pool categories, seven places to eat and drink and a Caribbean beachfront setting.

Starting Jan. 8, 2027, travelers will get their first look at how Park Hyatt translates its luxury hotel formula into an all-inclusive resort.
