Marriott Is Betting on Downtown Buenos Aires With a New Luxury Hotel

Buenos Aires is getting another luxury hotel, and this one is aiming to blend the city’s architectural heritage with one of Marriott’s fastest-growing premium brands.

Developer Pride Developer has announced plans for a new Autograph Collection hotel in the center of the Argentine capital, adding another distinctive independent property to Marriott International’s luxury and premium portfolio.

Construction is expected to begin in the fourth quarter of 2026, with the project combining the restoration of a historic building and the construction of a contemporary tower in one of Buenos Aires’ best-known cultural districts.

A Historic Address With a Modern Vision

The new hotel will rise along one of Buenos Aires’ landmark cultural corridors, surrounded by many of the city’s defining attractions, including the Obelisk, Teatro Colón, Avenida Corrientes, Tribunales, and Teatro General San Martín.

Rather than replacing the site’s historic architecture, the development will preserve its original façade while integrating it into a new modern structure designed to reflect the city’s contemporary skyline.

The result is expected to be a hotel that combines the character of early 20th-century Buenos Aires with modern design and luxury hospitality.

Inside the Hotel

When completed, the property will span more than 116,000 square feet and include 122 suites.

Accommodations will begin at nearly 400 square feet, with the largest presidential suite exceeding 1,000 square feet.

One of the centerpiece amenities will be a culinary venue spanning more than 10,700 square feet, built around a concept celebrating traditional Argentine cuisine through a contemporary lens. The restaurant will be led by an internationally recognized Argentine chef, although the developer has not yet announced the name.

The hotel is being designed to appeal to a mix of business visitors, leisure travelers exploring Buenos Aires, and visitors drawn by the city’s theater, dining, and cultural scene.

An Important Addition for Marriott

The project will join Autograph Collection Hotels, Marriott’s collection of independent hotels known for distinctive architecture and destination-driven experiences rather than standardized branding.

The brand has continued expanding across Latin America and the Caribbean in recent years, with properties emphasizing local design, food, and cultural identity.

For Buenos Aires, the addition represents another investment in the ongoing revitalization of the city’s downtown district, an area long known for its historic landmarks, grand theaters, cafés, and Belle Époque architecture.

Reviving Downtown Buenos Aires

Pride Developer says the location was chosen as part of a broader vision to help reinvigorate central Buenos Aires through high-end hospitality.

The development is intended to connect with the neighborhood’s historic character while creating a new destination for international visitors, business travel, and cultural tourism.

According to the developer, the project is expected to take approximately 30 months to complete once construction begins.

For Marriott, the hotel will strengthen its footprint in one of South America’s most iconic gateway cities. For anyone planning a future trip to Buenos Aires, it will add another luxury option within walking distance of many of the city’s signature attractions, from world-famous theaters and historic cafés to tango venues and some of Argentina’s most celebrated restaurants.

Marriott Already Has a Strong Presence in Buenos Aires

The new Autograph Collection hotel will join a growing Marriott portfolio in Buenos Aires that already spans several brands and neighborhoods.

Existing options include the iconic Park Tower, a Luxury Collection Hotel, the Buenos Aires Marriott overlooking Avenida 9 de Julio, the Sheraton Buenos Aires Hotel and Convention Center in Retiro, the Palacio Duhau – Park Hyatt Buenos Aires is not part of Marriott (so should not be included), along with Ker San Telmo Hotel, part of Tribute Portfolio, and Casa Lucía Buenos Aires, which recently joined The Luxury Collection. Together, those properties give Marriott a broad footprint across Argentina’s capital, with the new Autograph Collection hotel adding another distinctive address focused on the city’s historic theater and cultural district.
