The Developer Reshaping Barbados Luxury Real Estate

Construction crews are still active at Aspire on Brighton Beach, but most of the residences are already sold. At The Residences at Coverley, new roads, sidewalks, and homes are taking shape across a project that will eventually bring more than 500 residences to Barbados’s south coast. On the west coast, another IMAGINE Developments project is preparing a collection of hillside villas with Caribbean Sea views from nearly every room.

In less than three years, IMAGINE Developments has become one of the most active developers in Barbados real estate, building projects that now stretch from the island’s south coast to the Platinum Coast. The company’s pipeline — beachfront condominiums, luxury villas, and a master-planned residential community — is also reshaping the conversation around new-build luxury living in Barbados.

How Brighton Beach Became A Residential Hotspot

The company’s rise began at Brighton Beach, an area of Barbados’s south coast that had seen relatively limited large-scale residential development compared to the west coast.

IMAGINE’s first major project, Allure, brought a different product to the market: a contemporary beachfront condominium with underground parking, a rooftop pool, fitness facilities, secure access, and modern finishes more commonly associated with newer urban residential projects.

The project sold out before completion and was delivered in October 2024, less than two years after construction began.

“We had a vision for Brighton that at first found some resistance,” says Roy Davies of IMAGINE Developments. “The absorption at Allure showed that people really enjoyed it, and the success of short-term rental reinforces that we are very much on target.”

The performance of the project helped accelerate interest in Brighton Beach among both buyers and investors, particularly as Barbados continues seeing increased demand for turnkey beachfront inventory.

Many owners have since entered the short-term rental market, reflecting a broader trend across Barbados in which newer condominium inventory is increasingly being positioned for flexible use between personal ownership and vacation rental income.

The Next Phase At Aspire

Following Allure, IMAGINE launched Aspire on the same stretch of beach, just a few doors down.

The project builds on the same concept, this time with larger layouts and enhanced finishes. Construction began in March 2025, and the building is expected to be completed this year. Most of the residences have already sold.

The pace has been notable in a market where construction timelines can often extend well beyond initial projections.

IMAGINE says it carefully manages procurement and design internally, sourcing materials and finishes from markets including Italy, Spain, China, and across the Caribbean.

“Our concepts are more than buildings, more than brick and mortar,” says Davies. “We intend to build for longevity. We want a lifestyle, to bring the best of the Caribbean lifestyle to what we do.”

A Much Bigger Play On The South Coast

While beachfront condominiums helped establish the company’s profile, the largest project in its portfolio is inland.

The Residences at Coverley is planned as a large-scale residential community with more than 500 homes and a new town center designed to serve residents across Barbados’s south coast corridor.

The first phase, consisting of 188 homes, is expected to be completed by the end of the year, with additional phases already moving forward.

The project reflects a wider shift in Barbados real estate, where demand has increasingly expanded beyond traditional luxury beachfront homes into newer master planned communities offering retail, services, and residential inventory in one location.

Expanding On The Platinum Coast

The company is also continuing its expansion into Barbados’s luxury west coast market.

Vistara, located in Westmoreland, will include 18 standalone luxury villas positioned in the hills above the coast. The homes are designed around open-plan interiors, large outdoor living areas, natural stone finishes, and west-facing sea views.

Another project breaking ground, Beyond at Mullins Beach, is planned as a boutique collection of five ultra-luxury beachfront residences with private elevator access and direct frontage on one of Barbados’s most recognizable beaches.

Additional west coast projects are already in planning, alongside a hotel development near Grantley Adams International Airport that the company says will be announced in the near future.

A Different Barbados Market

The company’s expansion comes during a period of continued momentum in Barbados real estate, particularly at the upper end of the market, where international buyers continue searching for newer inventory with modern amenities, strong rental potential, and faster delivery timelines.

That has created growing demand for turnkey residential products that differ from many of the island’s older luxury properties.

“We strive to do things better every single day,” says Davies. “We learn from our experiences. We don’t have a big ego — we want to understand what’s going on in the market and make it better. That’s our daily approach.”
