A 199-Acre Private Island Is on the Market in Turks and Caicos
Private islands rarely surface in the Caribbean, at least outside of traditional private-island strongholds like The Bahamas and Belize, where development is booming.
They’re rare still in Turks and Caicos — but when you find them, they tend to define the upper edge of regional pricing.
A newly-listed property in East Caicos does exactly that, Caribbean Journal Invest has learned.
Joe Grant Cay, a 199-acre private island along the Caicos Bank east of Middle Caicos, has come to market at $18.8 million, according to Turks & Caicos Sotheby’s International Realty. The offering represents one of the largest privately available island parcels currently for sale in the country.
Where Joe Grant Cay Sits in the Archipelago
Joe Grant Cay lies off the eastern edge of Middle Caicos, positioned along the shallow, luminous waters of the Caicos Bank. The island sits within the quieter outer-island zone of Turks and Caicos, removed from the density of Providenciales and Grace Bay, yet increasingly relevant as infrastructure expands eastward.
The listing gains added context from planned development in the area, including a proposed airport on North Caicos that would allow road access to Middle Caicos and onward connections by sea. That proximity places Joe Grant Cay within a future-accessible corridor while preserving its physical separation.
The Asset: Size, Shoreline, and Elevation
The offering encompasses 199 acres with more than 12,000 feet of beach and ocean frontage, combining long sandy beaches with ironshore formations and shallow-water bays. The island’s topography is unusually varied for the Caicos Bank.
A ridge runs along the northeast coastline, rising to roughly 20 feet above sea level, with the island’s highest point reaching 38 feet at its northern tip. That elevation provides wide views across the surrounding reefs and banks, a feature that materially improves both build flexibility and storm resilience.
Historic ruins dating to the nineteenth century remain at the island’s northern end, adding a layer of cultural interest rarely found in undeveloped private island offerings.
Development Flexibility at Low Density
Joe Grant Cay is being marketed as a blank-canvas asset suitable for low-density luxury development, with potential uses ranging from a private family compound to a boutique resort or long-term land holding.
The eastern shoreline slopes gently at roughly eight to nine feet above sea level, creating extended beachfront suitable for waterfront structures. The western side drops to around five feet, forming a calm bay with shallow water and natural rock features. The size of the parcel allows for thoughtful spacing between structures, a defining attribute in modern ultra-luxury island development.
The listing also notes potential siting for helicopter access or a private airstrip of up to 3,000 feet, reinforcing the island’s viability for autonomous access independent of marina or ferry schedules.
Reefs, Water, and the Caicos Bank
Surrounding the island are intact coral reefs and shallow turquoise waters characteristic of the Caicos Bank, long prized for their visibility and marine life. These environmental features underpin the island’s positioning for barefoot luxury concepts that emphasize privacy, nature, and low-impact design.
As demand continues to grow for secluded destinations with limited inventory, islands with this combination of acreage, elevation, and shoreline variety have become increasingly scarce within the Caribbean.
What This Listing Signals
At $18.8 million, Joe Grant Cay sits below the peak pricing seen on Grace Bay estates while offering exponentially more land and autonomy. For buyers focused on development control, privacy, and long-term positioning, the listing highlights where the next phase of Turks and Caicos luxury attention may continue to shift.
Private islands tend to trade quietly and infrequently. When one of this size comes to market, it offers a rare look at how value is being defined beyond the beachfront villa model.
