New Kempinski Residential Resort Breaks Ground in Turks and Caicos
Turks and Caicos has taken another step forward in its branded-residential pipeline as Kempinski Hotels and international developer JTRE officially broke ground on Kempinski Grace Bay, a low-density hotel and residential project set on an 11-acre stretch of Grace Bay Beach.
For Turks and Caicos, the development marks the debut of the 128-year-old Kempinski brand, which has been seeking a flagship foothold in the Caribbean, part of a broader pipeline of major resorts projects already underway in the destination.
The plans call for 119 private residences and four oceanfront villas, situated across a site designed to preserve open space and maximize coastal views. JTRE, the project developer, has emphasized a low-impact architectural approach, using materials such as limestone, timber and glass to integrate the buildings into the natural landscape.
While ceremonial remarks highlighted the project’s potential contribution to tourism and investment, the development also reflects broader trends in the territory: branded residential projects have become a critical driver of new construction, particularly along Grace Bay, where demand from U.S. and international buyers remains elevated.
The resort component will feature dining venues, a beach club, a European spa, fitness facilities, and a sports pavilion with tennis and padel courts. Infrastructure plans include insulated glass systems, solar integration and water-recycling irrigation, aligning with Turks and Caicos’ push for more sustainable building practices.
Kempinski executives, including Group CEO Barbara Muckermann and Chief Product & Experience Officer Rasha Lababidi, attended the groundbreaking alongside JTRE’s regional leadership. The project continues a long-standing partnership between the hotel group and the developer, whose portfolio spans Europe and the U.K.
Construction is slated to run through 2026, with completion expected in 2028. Sales and marketing are being handled by Christie’s International Real Estate Turks & Caicos and Engel & Völkers Turks & Caicos.
