Why Belize Has Become the Caribbean’s New Private Island Investment Hotspot

When buyers begin searching for a private island in the Caribbean, they often look first to well-known destinations like The Bahamas or Turks and Caicos. Increasingly, however, investors are turning their attention south to Belize — a market that has quietly built one of the region’s most active and accessible private island segments.

The Caribbean nation on the coast of Central America combines factors that make it especially attractive to high-net-worth buyers seeking both seclusion and value. It offers one of the region’s largest inventories of available islands, comparatively lower entry costs, a stable investment environment, and proximity to North America.

And when it comes to private islands — increasingly popular with HNW investors in the post-pandemic period — Belize has a surplus.

A Large Inventory and Competitive Pricing

Belize has more than 400 islands and cayes scattered along its Caribbean coast, many within reach of the mainland by boat or short charter flight. That scale of inventory is unusual in the Caribbean and has created a wider spectrum of pricing, with options ranging from smaller undeveloped parcels to turnkey luxury compounds.

This has allowed the market to remain accessible to a broader pool of investors, including buyers entering the segment for the first time. Pricing remains below levels seen in some of the region’s more established luxury destinations, while still offering the natural assets — turquoise waters, reef access, and privacy — that drive interest in private islands globally.

A Transparent Investment Framework

Belize has worked to position itself as a stable and transparent jurisdiction for foreign investment, including in real estate. English is the official language, property laws are modeled on British common law, and foreign buyers can hold freehold title to land.

There are no restrictions on foreign ownership, and transaction costs remain comparatively low. These factors have made Belize one of the easier markets for cross-border transactions in the region, an important consideration for investors who want to avoid complex holding structures or layered approval processes.

Proximity and Connectivity

From the U.S., Belize is a short flight from major gateways like Miami, Dallas, and Houston. The ease of access has broadened the buyer pool beyond institutional investors and developers, attracting private buyers who want a second home or a retreat they can reach quickly.

Many of the islands lie close to the mainland — especially near Placencia and Dangriga — making logistics, construction, and ongoing operations more straightforward than in more remote destinations.

A Reef-Front Location

Belize’s coastline is home to the second-largest barrier reef system in the world. For investors, that means many of the country’s islands sit near protected marine areas, offering reef access, clear waters, and strong long-term appeal to the high-end travel and hospitality segment.

Several recent transactions have involved buyers looking not only for personal retreats but also for sustainable hospitality development, signaling growing interest in eco-luxury tourism projects.

The Private Island Experts

Belize continues to see strong interest in private islands, according to top real estate broker Macarena Rose of Keller Williams Belize, long considered the top expert on private islands in Belize.

What’s on the Market Right Now

There are some particularly compelling options on the market right now now, Rose told Caribbean Journal Invest.

That includes a parcel on a private island with views of the Barrier Reef, bordering a Manatee haven. It’s perfect for a private compound or a dive resort.

Another private island property, also listed with Keller Williams, actually comes with its own helipad.

And then there’s Peter’s Caye, which is set off the coast of Punta Gorda and even includes remains of ancient Mayan coral architecture among its lush foliage.

An Undervalued Segment with Momentum

As competition for private islands intensifies across the Caribbean, Belize stands out as one of the few destinations with both meaningful supply and an investment framework that accommodates offshore buyers.

For investors seeking privacy, direct ownership, and lower entry costs, Belize is increasingly part of the conversation — and, for many, the first place they look.
