12 New Caribbean Hotels Opening in 2025, From Saint Lucia to Puerto Rico
After a lighter year of hotel openings in the Caribbean in 2024, the region is poised for a number of big debuts in 2025, particularly in the luxury segment. That means a number of very cool opening that have us amped up for next year. So what are the biggest trends in the Caribbean hotel pipeline? Well, if you’ve been following the region in the last half-decade, you know the two biggest developments: the rise of the residential resort, and the continued boom of all-inclusive. We’ve curated a list of 12 properties that we’re excited about opening their doors in 2025. Of course, there are even more Caribbean properties claiming to make their debut in “late 2025,” but if you’re familiar with the hotel industry, the vast majority of those will actually be opening in 2026, so we’ll announce those on a hotel-by-hotel basis. Here are our favorites, from Saint Lucia to Turks and Caicos to the Mexican Caribbean.
Sapphire Sands Villas, Saint Lucia The hotel we’re most intrigued by this year is a nod to the hottest trend in Caribbean travel: the residential resort. This new villa-style resort from the beloved Bay Gardens collection in Saint Lucia is a collection of what the company calls “bespoke beachfront luxury villas,” all set on what we call the best beach in Saint Lucia: Reduit Beach. It’s called Sapphire Sands, and the property will have a mix of double, king, one, two and three-bedroom units, all with kitchens, along with amenities like a six-treatment-room spa, a fitness center and personalized butler service. Even better? If you stay at Sapphire Sands you get access to the four other Bay Gardens resorts and all of their amenities. Opening date? Summer 2025.
Salterra Turks and Caicos has been booming in the post-pandemic period, but all of that growth has been centered in one place: the “main” island of Providenciales. But a new hotspot could be emerging soon on the island of South Caicos, which will be having a very big February, when two milestones happen: the first-ever flights from Miami to South Caicos on American Airlines, and the debut of the highly-anticipated Salterra, a Luxury Collection Resort. The sustainability-focused resort will have 100 rooms, a robust spa, six food and beverage concepts. It’s set a Feb. 15 opening date, with prices starting at $1,349.
St Regis Aruba There’s a new level of luxury coming to Aruba, with the first quarter debut of the first-ever St. Regis in the Dutch Caribbean. The property will have 252 rooms in the Uber-popular Palm Beach area of the island, an outpost by celebrity chef Akira Back and brand signatures like the St. regis Bar. Rooms at $1,109.
Viva Miches by Wyndham, Dominican Republic The newest addition to the popular Viva Wyndham all-inclusive brand is in the fastest-growing destination in the Dominican Republic: Miches, the stunning beach spot on the bay of Samana. This 538-room resort will have a mix of rooms (including some with private pools, five different restaurants, a kids club and a beautiful main pool. The biggest story is the value here: Openign rates are as low as $153 per night.
Secrets Baby Beach, Aruba It’s been a long time coming, but the first-ever Secrets in Aruba is finally opening its doors this year on the sparkling turquoise waters of Baby Beach in the southern corner of Aruba. The 304-room, adults-only Hyatt-portfolio property is now targeting a June 2025 debut, and it’s already taking bookings, with prices at around $560 per night.
Paraiso de la Bonita, a Luxury Collection Adult All-Inclusive Resort, Riviera Maya When it was a Zoëtry resort in its former life, it was one of our favorite places to stay in the Mexican Caribbean. Now, the new Paraiso de la Bonita will open in the first quarter, another high-profile addition to Marriott’s growing all-inclusive portfolio, this time under the Luxury Collection brand. Rooms at $483.
Kimpton Tres Rios Riviera Maya If it seems like every major brand has been getting into the all-inclusive space in the last few years, it’s well, because it’s true. And now another top hospitality brand is getting into the act: Kimpton, which is debuting its new Tres Rios resort in the Riviera Maya in the first quarter. The trick will be taking Kimpton’s boutique feel and translating it into an all-inclusive experience, but if we’ve learned anything from the company’s other Caribbean outstanding resorts (Seafire, we’re looking at you), it always manages to pull it off. Rooms at $1,139.
Grand Hyatt Grand Cayman This residential resort will instantly be one of the top places to stay on Seven Mile Beach, a stretch of sand we’ve long called one of the best in the Caribbean, if not the world. The 382-room beach hotel will have six dining concepts, a huge (9,000-square-foot) spa and, perhaps most importantly, what Hyatt calls “one of the largest ballrooms in the Cayman Islands,” adding another important meetings and incentive destination for the island.
W Punta Cana All-Inclusive We love the W brand. It’s always been a dynamic, fun, hip hotel option no matter where in the world you’re staying. That’s why it’s hard to believe there hasn’t been a W in the Caribbean since the W Vieques shuttered after Hurricane Irma. But that’s changing in 2025, with an exciting twist: the new W Punta Cana will be an all-inclusive W, taking all of the W signatures we love, from the Wet Deck to the Living Room lobby into a wallet-free experience.
Hilton Zemi Miches Yes, another Miches property (part of a big pipeline of branded hotels on the way in Miches, along with Marriott’s new resort that opened in the fall), this one under Hilton’s Curio Collection brand. So what do you get? 10 eateries, four pools, a water park and, in the room category that’s most interesting, a collection of bungalows on the beach. It’s now taking bookings for May 1 and beyond, with rates starting at a very appealing $294 per night.
Verano San Juan The new Verano could fill what has been a rather sizable void in San Juan: the luxury market. While the capital is home to some lovely smaller luxury hotels, particularly those that are part of the fantastic O:live brand, there really hasn’t been a top-level luxury resort in San Juan since the closure of the Ritz-Carlton, San Juan (which is itself planning a relaunch). That could change this year with the planned debut of the new Verano, a transformation of a 1950s-era office building in that’s planning to open in the Spring. The best story? It will be part of Leading Hotels of the World which, in our opinion, is one of the most solid guarantors of hotel quality anywhere.
St Regis Cap Cana In April, Marriott’s second new Caribbean St. Regis of 2025 will open its doors at the edge of the Punta Espada Golf Club (a Jack Nicklaus track that’s one of our favorite place to play in the region), with 200 rooms (and yes, some swim-up options), a great beach bar and a signature restaurant called Nina.
